Thinking about selling your home in McDonough or anywhere in Henry County? I've got good news and I've got real talk. The good news is this is still a solid market to sell in. The real talk is that presentation matters now more than it ever has — and the sellers who do a little prep work upfront almost always come out ahead.
You don't need to do a full renovation. You don't need to spend thousands. But you do need to do the right things. Here's exactly what I tell my sellers.
Start With the Outside
Your buyer's first impression happens before they walk through the door — it happens in the driveway. Or honestly, it happens on their phone when they see your listing photos online. Curb appeal is everything right now because buyers are swiping through dozens of listings and they decide in seconds whether to schedule a showing.
Fresh mulch, trimmed bushes, a power-washed driveway, and a clean front door can make a bigger difference than a brand new appliance inside. If your front door looks tired, a fresh coat of paint in a classic color — black, navy, red — costs about $30 and looks incredible in photos. Don't underestimate the outside. It's your listing's first handshake.
Declutter Like You Already Moved Out
This one is hard emotionally — but it is the single most impactful free thing you can do. When buyers walk through your home, they need to be able to picture their life there — not yours. That means clearing countertops, removing personal photos, minimizing furniture in smaller rooms, and cleaning out closets enough that they actually look spacious.
Packed closets make buyers think there's not enough storage. Clear counters make kitchens look bigger. Neutral, clutter-free spaces photograph better and feel bigger in person. I always tell my sellers: pretend you're already moving. Box up anything you don't need in the next 60 days. The temporary inconvenience is worth it.
Fix the Small Things
Buyers notice small things. A dripping faucet, a cracked outlet cover, a door that doesn't close right, scuff marks on the walls — these feel minor to you because you've lived with them. But to a buyer they signal: this home hasn't been taken care of.
Walk through your home with fresh eyes. Better yet, have a friend walk through and tell you honestly what they notice. Most of these are cheap and easy fixes — a tube of caulk, a can of touch-up paint, a $3 outlet cover. Do them before you list. If you're doing a pre-listing inspection, that's even better.
Invest in Professional Photos — This Is Not Optional
I will say this loudly and clearly: professional real estate photography is not a luxury. It's how your home gets shown to every single buyer in Henry County and beyond.
Over 95% of buyers start their home search online. Your listing photos are your first showing. Homes with professional photos get more clicks, more showings, and better offers — consistently. It's not even close. This is something I handle for my sellers — but if you're interviewing agents, make sure professional photography is part of their plan. If it's not, that's a red flag.
Price It Right the First Time
Here's where I see sellers lose the most money — not by pricing too low, but by pricing too high and then sitting on the market with price reductions. In today's Henry County market, buyers are paying close attention to days on market. A house that's been sitting for 60-plus days with price drops makes buyers wonder what's wrong with it.
The right price isn't the highest price you can imagine. It's the price that gets multiple buyers interested, generates real showings, and gets you to the closing table smoothly. That's exactly what a Comparative Market Analysis is for — and it's something I provide every seller before we ever talk about a list price. No guessing. Just data.
